Memorial Day, a day of remembrance.

As we approach Memorial Day weekend, my heart turns to the sacrifices of our fallen heroes, whose courage ensures the freedoms we cherish in Phoenix and beyond. My heart is with all my Veteran friends who’ve experienced the loss of a fallen brother or sister in arms. This reflection feels deeply personal after volunteering at the Obon festival at Phoenix’s Japanese Friendship Garden with the Arizona Buddhist Temple.

Both Memorial Day and Obon are sacred moments of remembrance, honoring those who’ve shaped our lives—our brave service members who gave all for our country and the loved ones we hold close during Obon’s lantern-lit tributes. These traditions remind us to live with profound gratitude, not just for the gift of today but for the sacrifices that make it possible.

The glowing lanterns of Obon, guiding spirits home, echo the quiet reverence of Memorial Day, urging us to pause and reflect. In our vibrant Phoenix community, let’s honor these legacies by building lives rich with connection, purpose, and appreciation for every moment we’re given.

With heartfelt thanks, we carry their light forward.

The May 2025 Greater Phoenix Real Estate Market: Opportunities Await

May 2025 Great Phoenix Metro Market Update

May 2025 Great Phoenix Metro Market Update

The real estate market in the Greater Phoenix metro area, including hotspots like Chandler, is shifting in ways that could benefit both buyers and sellers. No hype, just facts: inventory is up, price per square foot is down, the contract ratio is holding strong, and buyer activity is on the rise. Here’s what’s happening and why now might be the perfect time to make your move.

More Homes to Choose From

Inventory is climbing across Greater Phoenix. As of May 2025, active listings have jumped by 45% compared to last year. For buyers, this means more options—especially in desirable areas like Chandler—after years of tight supply. More homes on the market can translate to less competition and a better chance to find the right property at the right price.

Prices Are Adjusting

The median price per square foot has dipped by 2.8% since last year, according to recent data. This drop signals a market that’s cooling off from its peak, offering buyers a chance to stretch their budgets further. For sellers, it’s not a red flag—demand is still there, and pricing strategically can keep your sale on track.

Demand Stays Solid

Even with more homes available, the Listing Success rate remains healthy at around 75%. This metric shows that a strong percentage of listings are still going under contract, reflecting steady buyer interest. Pair that with a 2.6% uptick in homes sold in April 2025 compared to the previous year, and it’s clear that buyer activity is heating up. The market is finding its balance, and that’s good news for everyone.

Why This Matters to You

Whether you’re buying or selling in Greater Phoenix—or specifically in Chandler—these trends point to opportunity. Buyers can take advantage of more inventory and softer prices, while sellers can still tap into active demand. But timing and strategy are key, and that’s where local expertise makes a difference.
